Property Management Pricing
Bokani Property Management Group charges 5% to 15% of the monthly rent collected, depending on the plan, with a $100 monthly minimum per unit. Tenant placement is 50% to 100% of one month's rent. Five plans, Basic, Silver, Gold, Platinum and Diamond, cover single family homes, condos and small rentals across Metro Detroit and Oakland County. Owners with three or more properties, apartment buildings, commercial property or associations get custom pricing.

Basic is for owners who want management without staff visits. Work at the home goes through outside vendors.

How the monthly fee works
Fee estimator: monthly fee = the plan percentage times rent collected, or $100, whichever is greater.
Example, a home renting for $1,800 on Gold pays $180 a month. On Basic, $100 (5% is $90, so the minimum applies).
Empty month: half the normal fee, at least $100, and nothing while we are actively marketing the home for rent.

Do you charge while my home is vacant?
Not while we are actively marketing it for rent. Otherwise half the normal fee, at least $100.
What does tenant placement cost?
100% of one month's rent on Basic, Silver and Gold, 75% on Platinum and 50% on Diamond.
Do you mark up repairs?
Outside vendor invoices carry a 20%, 15%, 10% or 5% coordination markup depending on the plan, $50 minimum per invoice, and none on Diamond. Our own maintenance staff are billed by the hour with no markup.
Is there a setup fee?
$600 on Basic, $500 on Silver, $400 on Gold, none on Platinum or Diamond.
Which plan is right for me?
Lower plans cost less each month and charge per service. Higher plans cost more each month and include more.
