Can I apply for a property I haven’t visited?

Applications are only accepted for properties that have been viewed. If you cannot view the property yourself, we recommend asking a trusted friend or family member to do so for you. Photos provide a general idea, but seeing the property in person ensures it aligns with your expectations and needs.

How do I schedule a property viewing?

You can either call the phone number listed on the property’s advertisement or contact us through our website. Once we receive your request, we’ll promptly arrange a viewing to help you find the perfect home.

Is signing a lease agreement mandatory?

Yes, all tenants must sign a lease agreement, either online or in person by appointment. Most leases are for 12 months and outline the responsibilities of both tenants and landlords throughout the rental term.

What is your policy regarding security deposits?

The security deposit is equal to two months’ rent and must be paid in full before moving in.

How do I pay my rent?

Rent is due on the first of each month, and we offer multiple payment options: * Pay online via eCheck (also known as ACH) and debit/credit card through the AppFolio tenant portal. * Mail a check or money order to our office, ensuring your address and unit number are included. * Use PayNearMe to make a payment at designated retail locations. * Set up automated payments through your bank. Can I have a roommate?

Yes, but all roommates must be approved through the application process. Each individual must submit an application, pay the fee, and pass the screening. Unauthorized roommates violate the lease and may lead to termination.

Emergencies are situations that endanger lives or cause significant property damage. Examples include burst pipes or a non-functioning heater during freezing temperatures.

What is your pet policy?

Pet policies vary depending on the lease agreement. If you want to add a pet, please contact our office first. Each request is reviewed individually based on the lease terms.

Can I change the locks on my rental property?

Changing locks without permission violates your lease. If you want to install new locks or add extra security, you must submit a written request and cover the cost. All work must be performed by our approved contractors.

Can staff or managers enter my home when I’m not there?

If entry is needed, you will be notified beforehand. Reasons for entry may include emergency repairs, inspections, or visits by insurance agents. Routine maintenance is typically scheduled when tenants are home, but exceptions may apply.

Do I need renters' insurance?

Yes, renters' insurance is required for all tenants. Proof of insurance must be provided before keys are handed over.
